Ensuring Compliance with UK Regulations for Overheating Prevention

At AESG, we provide comprehensive Overheating Assessments in line with Approved Document O, the UK’s building regulation designed to mitigate overheating in new residential buildings. Our expert team ensures that your project adheres to the latest standards, safeguarding occupant comfort while ensuring compliance with planning and environmental requirements.

With our understanding of UK building regulations and thermal performance standards, we help developers, architects, and planners design buildings that reduce the risk of overheating, protecting occupants’ well-being and aligning with environmental goals.

What Is an Overheating (Approved Document O) Assessment?

Approved Document O is part of the Building Regulations 2010, introduced to mitigate the risk of overheating in new dwellings across England. It applies to residential properties such as homes, student accommodation, and care homes, excluding hotels.

An Overheating Assessment evaluates the risk of excessive heat in buildings, particularly in high-risk areas like urban centres, where external factors such as building orientation, solar gains, and ventilation play critical roles.

Key Services

We use dynamic thermal modelling software (in line with CIBSE TM59) to simulate the internal temperatures of your building and assess whether it complies with Approved Document O. This detailed modelling process allows for flexibility in design, offering tailored solutions to prevent overheating.

For smaller or less complex projects, we offer a simplified overheating assessment, which evaluates glazing ratios, solar gains, and ventilation strategies based on the standard benchmarks outlined in Approved Document O.

If overheating risks are identified, our team provides practical, cost-effective solutions, such as optimising shading, improving natural ventilation, or using passive cooling techniques. We work closely with your design team to ensure these solutions are integrated early in the project’s development.

We produce detailed reports and documentation to demonstrate compliance with Approved Document O, providing the evidence needed for planning approvals and building control submissions.
